FINANCING. That’s it. One word! Our process is simple and we won’t run your credit until it's time for you to start looking for homes. Check out our Financing section to learn more about the various home loan programs available.
We find from time to time that our clients have been given incorrect information and been told that they do not qualify. We recently had a new client that came across an old Facebook ad of ours and decided to call us. She had been told that she did not qualify for various reasons. After a 30-minute no-cost consultation she was pre-approved for a $450,000 purchase price on a new home! In most cases, it is always good to get a second opinion.

Here are some questions to consider. Grab a pen and paper and write your answers down. Let’s start with the basics.
What cities would you consider living in?
How many bedrooms and bathrooms?
Do you want a single story or two-story home?
Are you looking for a fixer-upper or move-in ready?
Is having a fenced-in yard important because you have pets or children?
Looking for a pool and jacuzzi?
How about a fireplace?
New build or older?
Are you okay with paying an HOA (homeowner association fee)?
What are some of your “deal-breakers”? In other words, what are the things that matter most to you that you absolutely need to have in a home?
Once you are DU (Desktop Underwriting) approved we can begin the process of searching for homes. We will set you up with an online home search portal with all of your pre-determined criteria. Any time a new listing is posted that matches your criteria, an alert will be sent to your email address.
There are other search portals from Zillow to Realtor.com, but did you know that we syndicate our data to them? This means they are always a bit behind posting when properties have changed from being “active” and available for sale to “ pending or under-contract” statuses.
Our search portal is directly connected to the MLS data, so you will see it in real-time and first!
READY TO MAKE AN OFFER?
It’s finally GO TIME! Once you determine the price you want to offer we’ll prepare a formal offer which will include many documents and disclosures.
It is customary that you put down an EMD (earnest money deposit) showing in good faith that you are interested in moving forward with the purchase of the home. This is typically 1% of the offer price and is negotiable. The EMD will go towards any closing costs that you may have.
Every offer we submit will require that we include your credit scores, letter of approval from your lender, and proof of funds. Being prepared with all of this information helps our clients win offers and land the home of their dreams.
We use DocuSign e-signing services to make it convenient for you to read your documents and sign from PC, laptop, tablet, and mobile devices.
Once the formal offer is submitted we usually have 3 days to wait to give the seller an opportunity to review all offers and make a decision.
OFFER ACCEPTED, COUNTERED OR DECLINED
Once the offer is submitted, the listing agent will present it to the seller (owner). The seller will make a decision to accept the offer as submitted, make a counteroffer to your offer or decline it altogether. Counteroffers can be good! This means that the seller is interested in our offer and may just want to make some minor changes to your original offer.
